West Hawaii Business Park Project Update

I recently met Riley Smith, President/COO of Lanihau Properties LLC. He told me about the upcoming excavation work on their land near Queen Kaahumanu Highway (above Kaloko-Honokohau National Park). The first phase (tentatively slated to begin in December), which is slated take about four years to complete, will prepare about 16 acres of land for a future business park.

I hope the overall economy rebounds by the time the first phase is complete. The existing vacant light industrial inventory, such as Kaloko Commercial Center, may be absorbed if the economy improves, which would make West Hawaii Business Park more attractive for prospective developers.

The Kamanu Street Extension also isn’t included in the first phase. This roadway was originally slated to be constructed in 2008, but was put on hold due to the financial crisis.

I stumbled upon this listing for the Kaloko Commercial Center. They’ve bundled 32 lots into two listings. I wonder if the bank (First Hawaiian Bank lent the 43 million dollars used to construct this development) has foreclosed on this property and is looking for quick sale?

Lastly, the Hawaii Tribune Herald recently published an article detailing the status of the Saddle Road improvement project. I hope the improvements to this important cross island roadway continue in a timely manner.
